Samy Mahfar’s SMA Equities Tops Out Construction of New 157-Unit Multifamily Development in East Village

Construction has reached its peak on 280 East Houston Street, a 12-story residential development situated in Manhattan's East Village. Spearheaded by Samy Mahfar’s SMA Equities and crafted by Hill West Architects, this project promises to become a landmark in the area.

Design and Development Details

The building, boasting a total area of 224,809 square feet, is set to offer 157 apartments, each averaging 1,324 square feet. In addition to residential spaces, the development includes 12,000 square feet dedicated to ground-floor retail and 1,300 square feet designated for community use. The project is positioned on a distinctive trapezoidal lot between Avenue A and Avenue B. Whitehall Interiors is responsible for the interior design, ensuring a blend of functionality and aesthetic appeal.

Progress Snapshot

Recent imagery showcases the final stages of construction. Concrete has been poured to complete the 12th and final floor, while exterior framing using metal studs and insulation boards is underway. This work lays the groundwork for the installation of the façade and window grid. Scaffolding and construction netting envelop the southern profile, signaling active work on the building's exterior.

Architectural Features

Architectural renderings highlight the building's aesthetic appeal:

  • Southern Frontage: The wide southern side facing East Houston Street is predominantly adorned in red brick.

  • Upper Floors: From the ninth story upwards, the façade integrates expansive stretches of floor-to-ceiling glass, especially on the eastern section, accented by black metal paneling.

  • Setback: A setback at the ninth story allows for expansive terraces.

  • Roof Space: Potentially designated for outdoor amenities.

  • Mechanical Bulkhead: Located on the western side, completing the structure's design.

Location and Accessibility

The property benefits from its strategic location, with the F train accessible via the nearby 2nd Avenue station to the west. This prime location ensures excellent connectivity and convenience for future residents.

Anticipated Completion

With an anticipated completion date set for February 2025, 280 East Houston Street is poised to transform the neighborhood skyline and enhance the local community. This development reflects SMA Equities' commitment to creating high-quality residential spaces that cater to the needs of modern urban living. Upon its unveiling, 280 East Houston Street is expected to become a significant addition to the East Village, offering new housing opportunities and enriching the local architectural landscape.
